There are many listed buildings in the area, and our research identifies the listing conditions, whether they apply to the whole structure, just the facade and so on.
Similarly, our research will identify how covenants on land affect the building. One excellent example of this is a plot of land in the village of Upper Heyford. The land was up for sale at just £13,000 as there was a covenant prohibiting any building on it. We researched all the old title deeds in detail and discovered that the covenant only referred to a 40' x 17' strip of land by one boundary, imposed by the original owner who had lived behind the land and didn't want any structures erected that would block his light. We then negotiated the successful purchase for our Client who subsequently obtained planning permission for a number of houses and sold the land for £350,000.
